• Represented a real estate investment and lending company in the recapitalization of a senior housing portfolio with an approximate value of $2 billion, in which a new joint venture partner acquired a material interest from a sovereign wealth fund as the existing investor.
• Represented an insurance company in the disposition of a landmark luxury hotel, a legacy asset for the client, in New Orleans.
• Represented an institutional real estate investment fund in the acquisition and mortgage and mezzanine financing of two film and television production studios in greater Los Angeles.
• Represented an institutional real estate investor in the ownership, development, and sale of master-planned communities throughout the United States, including sales of planning areas to homebuilders and the negotiation of profit participation agreements, easements, option agreements, and development agreements.
• Represented an institutional real estate investment manager in the acquisition of a self-storage facility in Florida and the formation of a joint venture with one of the largest self-storage operators in the United States.
• Represented an insurance company in the sale of membership interests in a joint venture that indirectly owned a select-service hotel in New York, in connection with the buyout of its interest by its joint venture partner.
• Represented a real estate development firm in acquiring and developing land for entitlement and residential development, including active adult community restrictions and covenants, conditions, and restrictions.
• Represented a real estate ownership and asset management firm in acquisitions and dispositions of more than 30 multifamily residential properties across the United States, with individual purchase prices ranging from $20 million to $200 million.
• Represented a private equity investment firm in dispositions of more than 10 hotels across the United States, with individual purchase prices ranging from $10 million to $55 million.
• Represented a commercial real estate investment firm in the acquisition and construction financing of a multifamily residential development in Salt Lake City.

Krista DeGroot represents institutional investors, REITs, investment funds, owners, and developers in complex commercial real estate transactions, including asset- and entity-level acquisitions and dispositions, joint ventures, financings, equity recapitalizations, and development projects.

Krista has experience across a wide range of asset classes, including multifamily and senior housing, master-planned and residential communities, hotels, office properties, and film and television production studios. She guides clients through mortgage, mezzanine, and construction financings and structures and negotiates joint venture and development arrangements.
